2026 Policy Updates – Please Read Carefully

To keep the Kim's Cozy Campers experience smooth, safe, and fair for everyone, we’ve made several changes to our policies for 2026. Please review before booking—your understanding helps us serve every guest better!

1️⃣ Minimum Night Stays

We will no longer accommodate 2-night rentals. All bookings must be for at least 3 nights. If you request a 2-night stay, you’ll be charged the 3-night rate—no exceptions.

2️⃣ Outdoor Kitchens & Grill Add-Ons

If you use the outdoor kitchen, you must clean it thoroughly before checkout. Any greasy areas, grill traps, or mess left on grills or surrounding areas will result in a $100 cleaning fee.
If your camper does not have an outdoor kitchen but you add on a grill/table package, the same $100 cleaning fee will apply if the grill or accessories come back dirty.

3️⃣ Priority Check-In & Check-Out

During high season (July & August), priority check-in or check-out will rarely be available. You can request priority placement for a fee up to $200 per add-on, based on daily scheduling and demand.

4️⃣ Awning Use

Awnings get one more chance in 2026. Awning misuse (rolling up backwards, leaving out in wind/rain, etc.) will mean immediate forfeiture of your entire security deposit—$1,000 or more.
Awnings are clearly labeled 'in/out' or 'extend/retract.' If you’re unsure, do not use them. Rolling up backwards damages the arm and fabric; leaving out in rain ruins them. No exceptions going forward.

5️⃣ Discount Policies

No discounts of any kind (early booking, return customer, military, delivery, etc.) will be given for rentals less than 5 nights. Discounts are ONLY available for 5+ night bookings and our most exceptional returning guests.

6️⃣ Delivery Times, Home Deliveries & Distance Limits

Delivery times will NOT be announced until the day before your arrival. The delivery window is anytime on your start date, up to 10pm.
No home deliveries will be made unless you provide clear photos and a video showing the entire route from the main road to your site in advance.
We do NOT deliver beyond 60 miles for rentals under 7 nights.
If you can’t be flexible for a walk-through, a YouTube tour and phone support will be provided. Want a specific arrival time? Priority timing is available for a fee.

7️⃣ Interior Damage Protection

All rentals for 2026 will require interior damage protection insurance, except for our outstanding return customers who may opt out.

8️⃣ Damage, Missing Items, & Honesty

Any damage, loss, misuse, or removal of our property (like carbon monoxide detectors, kitchen gear, or pillows) will result in charges.
Please be proactive and honest—text us photos and a description if anything goes wrong. We understand accidents happen, but dishonesty or leaving a mess will not be tolerated.

9️⃣ Bedding, Linens & Extras

Pillows, sheets, blankets, towels, and other “cozy” extras are no longer included in the base rate. If you want a full-service, “cozy” rental, you must add these items for $25/person on your pre-arrival form. Otherwise, your booking will be “NO COZY” (bring your own bedding).
If you choose a NO COZY rental and sleep on our waterproof mattress protectors, you will be charged $250 per mattress for special cleaning/replacement. Any stains or accidents on a mattress protector are subject to a $50 fee per mattress—no exceptions.

? Dinette Table Policy

Converting dinette tables to beds is prohibited to prevent damage and protect your security deposit.
